Great idea! It is about creating/ turning the building into an asset which generates a cash flow, which will ensure its survival. You can explore the CSR funds to cover the basic expenses and explore how the site can become a cash flow generating asset - could be rented out for special occasions. Could be a tourist attraction with exclusive sound and light show. We need to get that on the map where not only tourists but also the locals would go frequently.

Thank you to answer my question and share your opinion with me. V.R and A.R (Virtual reality and augmented reality)have changed the world today. Virtual tourism is very attractive along with protection and maintenance using technologies. I think, sharing my theme with your interests is close to strategic thinking. Today, this field is very developed and is necessary before any decision in all matters. I will be glad to know your opinion about this subject.

Sridhar Chakravarthi Mulakaluri Any existig building is an asset. In the ideal world a heritage building is kept in use (and maintained) in an unchanged state. The question is what happens when the asset is no longer needed in its present function and adaptive reuse has to occur. HBIM is a tool , but one that does not include the intangible aspects of heritage values which go beyond the values accrued to and perceived by the owner. Heritage buildings have value to the broader community as well, which cannot be expressed in terms of cash flow etc

Dirk H. R. Spennemann Absolutely agree with you. Then the question comes up in terms of investing in them and preserving them and funding the same. We know very well that history looses its sheen with time as the emotional connect is lost with the present generations. How do we keep them relevant? Notional value of history is huge. But that has to match realized value today. Else all historical buildings will end up neglected. Creating present value is a critical success factor in preserving the historic value. Converting those sites as public places of attraction, entertainment and education along with regular functional use, I believe , must be done. Else there will be many practical problems and budget constraints. I would love to know examples of any historical site which is well maintained and does not generate its own cash flow.

I might have slightly more cautious opinion. While it is true that HBIM technology, virtual reality etc. have enormous potential in heritage preservation, we should be careful in its use. I, personally, have very good experience in using HBIM modelling for documentation purposes. E.g. work, which would take several days, can be done in few hours and, argumentatively, with higher level of precision. Virtual or augmented reality can be very efficient in presenting or interpreting no longer existing or critically changed monuments. However, I would be very careful in using these technologies as replacement for real world.

It is true, that tourism is one of the main causes of wear of cultural heritage, however no VR can replace personal visit. Personal visit bring more direct experience; in person you can really live through the monument, you can identify yourself with life of its past inhabitants and you can perceive it in its complexity, including its surrounding environment. VR or AR will always be but presented interpretation of someone else's opinion (even if done in professional quality).

Regarding strategic thinking and in reaction on Sridhar Chakravarthi Mulakaluri answers: Your are correct, protecting and managing of cultural monuments without their integration to common life is unsustainable, but I would be careful in "turning the building into an asset which generates a cash flow", because it can lead to commercialization of cultural heritage. Consequently, it can lead to inappropriate adaptation and to damage of cultural values. Furthermore, there are examples of historical sites (e.g. ruins of castles, village chapels, monuments to war victims - these might be maintained by local initiatives) that does not generate cash flow. Well... not on their own that is.

Thus, the term use is more suitable in discussion regarding future of historical buildings, in my humble opinion. Restoration, reconstruction, revitalization etc. of cultural monument must count with their further use, otherwise the process of their degradation will start immediately again. As Dirk H. R. Spennemann correctly stated, the best way is continuance of the original use, however it is most often than not unavailable. Next suitable way is to ensure cultural or social use via adaptable use. Commercial use should always be last option. That is a common methodology stated in international charters. In conclusion, strategic thinking should aim for the best use of historical site, with as little material changes as possible. On the other hand, that does not mean, that the solution cannot generate income or draw attention of tourist - in most cases rather contrary.

Why thank you Ali, that is very kind of you to say! As I already stated, we are using HBIM mainly for architectural and historical research. Thanks to HBIM we can document whole buildings (facades, interiors, plans of storeys etc.), but event individual details (windows, decor, portals,...).

However, HBIM can be very useful in further development of historic buildings. Firstly, HBIM i capable of creating 3D model of the object and even its surroundings (if we have good enough hardware). And, with the right software, this model can be interactive - possible changes can be made in the model and can be carefully evaluated. Thanks to this we can reduce risk of possible inappropriate adaptation of the building. Secondly, thanks to virtual reality we are able to walk through the project and we can, from our point of view, spot mistakes in project. Thirdly, regarding historical urban building - we must bear in mind, that these monuments (mainly industrial or public buildings) are existing in context of the city. Even such detail as a wall in a bad place can damage urban plan and "flow of people". It can, then, lead to abandonment or "emptying" of the building. Virtual, or maybe better augmented, reality can again spot this possible mistakes and emptying their application.

It is possible utilization of that technology, yes. Unfortunately, it is not used very much... Well, at leas in my country that it. There are several problems. Hardware and mainly software is still quite expensive. Tools that we are using costed like small apartment and it is "only" for scanning, 3D modeling and for work in CAD.

Also in my opinion, HBIM is not known in general public and history conservation workers, again - in my country (Czech republic). It is true, that general public does not normally performs big projects, where would be HBIM beneficial. And big investors are more often that not pursuing their own ideas. National heritage institute and governing bodies are using this technology, but mostly on basic level - 3D model of/for the project and its presentation. I personally did not hear, that somebody would be using VR or AR in building projects, nor interpreting of cultural heritage. (But that does not mean that in was not used.)

I agree with you, but I hope that in the future this technology will be better known and due to the high value of heritage, we will be able to preserve and use them.
