If soluble feed, and you do not have sufficient high activity granular sludge, then increase load slowly. Keep VFA low. Less than 12 mM preferrably. As soon as granular happens there will be a sharp drop to 4 mM VFA or less. with the change in methanogenic population.
from my point of view I would say temperature; it dictates all the above.
I would say pH. Anaerobic microorganisms are sensitive with pH. Loading, and temperature just like previously mentioned.
In my opinion, temperature is the most important parameter in lab-scale reactor, And the low concentration of VFA is essential in large scale reactor
In UASB process, activity of the sludge is much important, if its good no need to worry about VFA, HRT and OLR. pH and temperature of the inlet need to be consider and atmospheric temperature too.

This is not such a simple answer, however there are many review papers that go through the different important parameters in various UASB process. The activity of the sludge is important generally seeding with 20g VSS/L in the reactor. Starting with HRT that is appropriate so as to not overload and the COD/type/pH of influent is important as to what would stress the system. Temperature can be overcome as I have found in my reactors that when started at a high HRT, with a lower strength waste the start up phase was extremely rapid despite being at low-temperature.
