I am looking for a up-to-date textbook with practical examples and easy-to-follow illustrations. Also the book should be easy-to-read and facilitated gradual knowledge building for undegrad level?
I do agree with Ms. Rodula. You might also see the book tittle "Services Marketing" by Zeithalm, Britner and Grimler. This book is also very useful for business students. Zeithalm is considered as the Guru of services marketing.
To complement Lovelock and Wirtz which are also my favorites, you can take a look to “Services Marketing: Integrating customer focus across the firm” by Alan Wilson and Valerie Zeithaml, and Zeithalm and Bitner’s “Services Marketing”.

At Hanken School of Economics this is main study book for undergrad students.
It's necessary to know the syllabus & depth to which the topics are covered, and also what is the course duration (credits etc.,). In the absence of this information, it is difficult to recommend the appropriate text book . There are, of course excellent books on the subject, but recommending any book will depend on the application.
We use Lovelock, Patterson & Wirtz published by Pearson. It is well set out and includes diagrams, models etc. Also, we have an Australian edition so it is tailored to our local requirements.
Services Marketing by Lovelock is one of the best books in which everything is explained in a lucid way with examples and is suitable for students studying basics of services marketing as it is explained with lots of situations and examples to have a better understanding of the subject.
Service marketing by Rajendra Nargudhkar examines all aspects of service marketing in the Indian/Asian setting . A book easy to understand with lot of contextual material.
Services Marketing by Lovelock & Wirtz is one of the best book to use at the undergraduate level. Concepts are explained in a comprehensive manner giving examples and there are number of case studies which can be used at the classroom. Also Services Marketing by Gremler, Bitner and Zeithaml can be used where necessary also.
