I have an US patent and tend to sale it.

I am assuming that it is US 10,820,809. If I were an investor, I would ask if

you have the following:

A full working prototype
Parts list and their cost
Estimate of man hours for assembly
Production costs
Unit pricing
Production schedule and production ramp up estimates
Cost of customer acquisition
Distribution channels

I would also ask if the device also needs FDA approval if you are going to sell it in the US. If so I would ask:

How much time will it take?
How much does it cost?

If you have this information I would suggest doing a pitch to angel investors to see if they are interested in putting seed money for a company. But, be prepared for skepticism after the Theranos incident[1].

I have viewed some statistics on patent auctions and the prospects of successfully selling just a patent are not good. That does not mean it is impossible, just that the odds are not good.
