If you consider that adsorption is a surface process which can be driven by physical (forces) or chemical (covalent binding) phenomena, then the simple answer to your question is yes. Adsorption is proportional to the surface area, but depending on the system, smaller areas can provide higher adsorption if the adsorption mechanism is different.

Yes possible. Variation of pore size causes the different types of affinity towards different adsorbates. Additionally, now surface energy is considering as another important factor for adsorption. For example, dispersive surface energy enhances the affinity towards non-polar molecules while specific surface energy become advantageous for polar molecules.
Pore size, but also porosity, determine both the specific surface area and mass transfer resistance. But what does "adsorption potential" mean in your question? Is it the adsorption capacity? Obviously, it is just guessing, because it is known potential adsorption theory by Polanyi. Regards,
