Green and smart building technologies respond to a variety of energy challenges around the world. The rise in this environmental construction choice in recent years is mostly attributed to a reduction in energy consumption and greenhouse emissions.
Construction technology has been evolving very rapidly today than any other point in history. In turn, investments in green construction have significantly increased as construction companies, and clients work to achieve ambitious energy and cost savings targets.

You can start by looking at how certain countries evaluate builidng as green or sustainable. There has been many green building assessment tools, with some having different criteria and weightage on different aspect. Among these tools are:
1. LEED- USA
2. BREEAM- UK
3. Green Star- Australia
4. CASBEE- Japan
5. Green Mark- Singapore
6. Greeb Building Index- Malaysia
Some of examples in developed and developing countries.

I think smarter doesn’t mean automatic system, where technologies should also need to change citizen behavior. Few technologies that are making smart buildings smarter are;
· conditions-based maintenance
· Wireless network
· research and product development
· awareness
