The hill tracts' ethnic minorities taking lands from the government under cooperative villages. Within three years, they ensured children' pre-primary education and saving money from their hilly land cultivation and spending to get land registration from government and hill administration.
I want to investigate whether the lands are performing as capital in the place of cash capital and contributing to rural development. Need academic advice.

Thanks for the comment, Mr. Ektear. But my focus is a bit different from the UNDP, CARE or such framework. I am searching for an endogenous method where land capital will be making cash capital towards rural development.
Mr. Khan You can look at input-output-impact level of land utilization and management. It may help you finding many options and indicators those directly or indirectly contributes to rural development. Land not only generate cash but also employ labour, knowledge, skill, health, production inputs, social help, natural capitals like rain and sun, and brings food, feed, household materials, money, energy, plant nutrient so on. Land has tremendous link with all capitals of assets pentagon. You can seek the users' ratings on changings those indicators. This is just for your brain storming. Good Luck on your project.

You may used the capitals approach to the development and then specially apply to the rural development context by modifying according to your needs
You can use also the vulnerability/resilienz approach.
You could analyse how the access (or not-access) to land impact on this minorities. You can make a comparison perspective with the past situation (before taking land from the government) or with other communities (which didn’t get any land).
If you reduce vulnerability / increase resilienz of ethnic minorities, you are contributing to “rural development” (whenever you understand under "devlopment").
Many geographers use(d) these concepts: Hans-Georg Bohle, Hermann Kreutzmann, Allan Lavell, etc.
In addition to above you can use Rural Appraisal Tool (RAT) but depends on what to achieve on your research results
I think the first step in your research proposal is to apply the Case Study Research.
