My initial thought was that organizations always operate under conditions of uncertainty, and resources are always limited. Achieving sustainability is a perennial issue. Vickers (1965) suggested that it was a mistake to regard management as pursuit of specific goals. Its role is maintaining and sustaining relationships with aspects of the business environment. This is analogous to the master of a ship's primary role to keep the water on the outside, as well as steering a course to a destination. Constant attention to change in both the internal and external environments is required.

This is a wide topic but very interesting indeed. I think one main "sub-topic" of this kind of research would be the Green Building Incentives, I've been through different reports showing different incentives for green buildings, many of them were implemented successfully. I would be interested to know more about your specific research points within this interesting topic.

Decisive factors are sustainability strategies of the company to reduce/limit consumption of resources as much as possible. This also depends upon which type of industry you belong to ...different companies may adopt different startegies to reduce their environmental footprints. You should read Annual Sustainability report or GRI disclosure of the companies for details.
Factors in sustainability should consist/deal with, at least, TBL of sustainability, either separately or mixed (social, economic and environmental). Studies focused on a single dimension or two dimensions of the pillars of sustainability, can not be called as sustainability. In addition, the factors have as goal to make a positive contribution to TBL. Normally this is measured by indicators/indexes, product related assessment or integrated assessment. A sustainable system must be environmentally friendly, socially responsible and economically viable.
In my view, local community buy-in to sustainability strategies, and getting the strategies translated by actual and direct resource users into a compliance-prone and culture-aligned customary and indigenous practices, would be crucial.
Looking at the progress the world achieved in sustainability to date, which is very minimum I think, the decisive factor to sustainability is circular economy, you cannot achieve sustainability now unless you turn to circular economy. You still can achieve good results to in being less unsustainable, but to be totally sustainable based on the real definition then drastic changes should be made to close the loop.
