What is dry and wet LST and how can you obtain it to retrieve Soil moisture from Landsat and Modis data?

Hi, I was wondering how to get dry and wet LST values from Landsat and modis images ? I need those values to process it for TOTRAM method to retrieve Soil Moisture content. Any kind of suggestion and help will be highly appreciated.
