Urbanization can easily change pH of water (lakes, ponds...), and that can be dangerous for many animals, for example, frogs.

One small example of that: an industrial area that "needed" to be enlarged in Saint Sebastian (Basque Country) became dangerous for a small frog called Hyla meridionalis. There are a number of papers that document species loss in association with urbanization, and turnover of species composition along urban-rural gradients. Urbanization is a process of changing one habitat type into another. Species that like urban environments proliferate, those that are intolerant of lights, road traffic, predatory pets, channelized streams, long hydroperiod wetlands, and other urban habitat artifacts do not do well. Those that can exploit urban conditions do very well. It is difficult to take these generalities and apply them to your particular situation with the hotel. It's not clear from your email if the hotel is in an urban setting, or an isolated development. In the United States, there are some very large hotel complexes adjacent to and even within National Parks (Gatlinburg, TN is adjacent to GSMNP, the Grand Canyon has a large hotel-services complex on the south rim). From a conservation perspective it brings perforation and fragmentation. You can certainly generalize from the literature, but to really have an impact locally you will need lots of  information on species distributions and environmental conditions and a means of predicting how they will be impacted by the development. I might start by talking to local biologists and naturalists who know the area.

Commonly known as anthropopressure impact on fauna. However, the courts require from us concrete evidence. For example: The building will be built in the area of agriculture in the ecological corridor. How many animals will withdraw from this area? The distance which the building will be affected? There are studies for roads. But are such studies for buildings and building complexes?

The animals synanthropisation only fairly well described in the literature.

There are papers on the effects - of this so-called by you "anthropopressure"; I mean of urban sprawl land-use changes on wildlife. 

Here in the Mediterranean, and in cities or their fringes in Southeast Greece (such as Athens) we lose many characteristic species when the open space diminishes: the ground-nesting birds, some owl species, some other raptors, we loose herps (sensitive ones like snakes and larger lizards go fast); badgers (Meles meles) have now been extirpated. 

Same story in North America, they even have bird IBIs and have applied them insome cities. 

About the terminology: synanthropisation and anthropopressure where did you find these?

Now on to conservation practics. Its a site-by-site situation, need to know the natural hisotry of your site well - study it and you'll see the changes and potential problems. 

Anyway on a research prespective your question is really really interesting!

Scientific literature is there to provide useful generalizations. Generally speaking the literature will tell you: some rare species or those dependent on contiguous natural conditions will be negatively influenced.

To answer the question you pose "how many animals will withdraw from the area" you need to conduct an investigation at that site (A) or borrow from the literature to develop a model (B) which is a hypothesis about what might happen given the development (also can be viewed as plausible scenarios). To get at that question, you would need both population level (how many) and movement (withdraw) analyses. These kinds of studies take time and considerable expertise to do well. I would start with gathering basic, descriptive information on the habitats and organisms that occupy the area. Have you thought about partnering with local biologists, graduate students?

1. I would start the investigation with the ecological map of the National Park. To provide  necessary protection and conservation: very important to have enough space for buffer zones fore core areas. If there is not enough buffer area than any human interference like hotel building could be dangerous. Pls- check this:

2. Also need to evaluate the plan and design of hotel in landscape protection point of view: please, check how to fit the plan and how to alter the proposed building of the local landscape. Also check wether any historical monument there and how to fit the building into this environment.

3. If you see there is no danger for the nature to build a hotel there, because the buffer zone provide protection: than please, also check wether any possibility to build a hotel using the so called "organic architecture"? (using natural building material and in style to fit into the landscape).
