I want to write an impactful thesis within the real estate and/or the built space but I have a hard time figuring out a decent research topic. I'd like to perform a quantitative dissertation rather than a qualitative study. My interests are:
- proptech and disruptive RE business models
- new asset classes (e.g. data centers etc.)
Also, I want to use this platform to test my idea to write a thesis about Extraterrestrial Real Estate. However, there are not much academic papers to find yet and I can't seem to land a good research question. Any help is welcome!

Perhaps you could explore the impact of COVID-19 on real estate, especially how digitization, remote working and new business models may have diminished the need for physical real estate and travel in delivering services and functions?
This trend may also result in less embodied and operational carbon, less resource extraction, and less environmental damage, thus increasing the (slim) chance of meeting Paris climate change goals and the SDGs.
This seems to point to reduced Extraterrestrial Real Estate, which can help conserve environments on other planets - unlike our damaging impact upon our own!

I propose a topic on the impact of the SARS-CoV-2 (Covid-19) coronavirus pandemic on the development of the real estate market, including the economic situation in the construction of houses and apartments and changes in real estate prices. As part of this topic, it is possible to define pandemic and non-pandemic determinants of the impact on the economic situation on the real estate market, and based on these determinants, a model of a forward-looking property valuation can be built.

A good thesis is one that is finished and accepted. Do not pick a topic that is open-ended. Unless you can find two or three good articles on a topic you are considering, look elsewhere for a topic. If you want to write a quantitative thesis, do not pick a topic for which there are no data. Extra-terrestrial stuff is out for quantitative research. Let's say that you want to write on the effect of covid-19 on real estate prices. I would say that data might be very hard to find: not impossible but hard. This is because transactions tend to dry up in the midst of a crisis. Perhaps you could turn this difficulty into a topic. What happens to the number of transactions in a crisis? Although covid-19 is a wide spread crisis, there are other crises that have been experienced. Local crises include the closing of military bases. Perhaps some crises are ones that have long lives such as the construction of highways that reroute traffic away from some cities and so on. Transactions could accelerate in those situations. Perhaps crises could be characterized as to their expected life.
