Its impossible to get the properties without metallic the thin films. We must need electrodes for thin film or ceramics to measure impedance spectroscopy. I hope this is the answer for your question.
Any electric measurements performed on non-metallic films necessitate prior metallization to establish "ohmic" contact between the wires and the films. Otherwise, if you connect the wires "directly" to your films, you'll create a hetero-junction at the interface film/wire which will radically compromise your measurements.
