I think the reasons you considered for housing, regardless for boys or girls are rational.
Housing in universities helps in the academic development of learners, whether males or females. My concern is that, there should be good monitoring to ensure that their stay on campus residence would heighten their academic progress
I was in hostel from 15 years up to 26 years of age. Definitely staying in hostel along with other classmates and seniors can be a good help for study. But there should be restriction in some subjects. We were habituated in such control of authority. But in present time students are very much conscious about their right. There may be many problems like narcotic drug habit, alcoholism, free mixing demand or political conflicts among students, apart from other study or college related problems. In the era of smartphone and internet, it will not be an easy task to control the students in hostel.

Housing for students on campus is good for the student, the prof, and the family regardless of the gender of the student. Females should have the same rights and access,as males. Any society that treats women as second class citizens is not an elightened society. Students are students regardless of gender or transgender.

Living with the family within the university field but in a special home, is healthy for a teacher, as it lives according to their activities and lifestyle of a teacher, which is a good example for children
For me this seems ideal provided enough of some subtil flexibility to feel as at home as possible.
