Not sure how you plan on seeking out and identifying gentrification first. Is or are there a particular case study/studies you are looking into on a case/site specific means - you allude to surveys and demographic changes within areas so I am assuming it is a case/site specific project? To explore urban development, decay, and renewal, its causes and consequences (both intended and not) is pretty expansive and the findings can surely be highly variable from location to location. I live in New Jersey, where we have 565 municipalities that have a lot more independence and strength than their county governments in which they are located, and in some cases the state government. While our state history is rich in these matters and there are some pretty telling examples and commonalities of how and why people of different racial and cultural backgrounds came to (and still are coming to) live together in ethnic enclaves, mildly mixed towns, or through many tactics from personal preference to government policies whereby some municipalities wound up being highly segregated intentionally (e.g. de jure/de facto segregation). Our cities and older outlying suburban municipalities tell these similar but highly variable stories. Point being, if you are looking into the effects of gentrification you better have operational definitions and causes for it laid out as it pertains to the areas in your study. Proceeding from effects to causes is your best bet to finding out why people live where they live, how people come to be 'embedded' or as I referred to came to develop or settle into ethnic enclaves, and - if it can be shown - what types of responses people or populations reveal to change (and/or gentrification as operationally defined) over time. You are exploring multiple variables on multiple levels so it would be best to have all these parameters set first. Once you have these parameters set then I would suggest going into census data, if it is a local study - public libraries and town records are always valuable and if you put out emails with specifics, people in public libraries typically are quite resourceful and some if you are lucky enough will invite you for a meeting to get down to it, so to speak - and the world bank information given in a previous response. I would also try and get The Population Reference Bureau's: Population Handbook. It is a pretty useful guide for utilizing population dynamics, etc. If you want to understand population trends, development, urbanization - sub-urbanization, from an institutional or policy point I would read Kenneth T. Jackson's Crabgrass Frontier, William Julius Wilson's When Work Disappears: The World of the New Urban Poor, and published last year; Richard Rothstein's The Color of Law: A Forgotten History of How Our Government Segregated America. These books are just three distinct avenues of looking at a national phenomena from slightly higher up. Always remember when surveying, the more concise and unambiguous you are about what you are attempting to study and understand will reduce respondent confusion when they read and answer your questions.
