I ask this question due to the reason that English is not my first language. I am aware how these terms are mostly used in literature, although some explanation about the origin and background could be useful in my studies (sustainability and built environment). I suppose that impact assessment community might have good answer to this question.

"Assessment" deals with issues of measurement, such as whether someone meets basic competencies and performance. For example, does can a physician give a basic physical examination is based on knowledge to do the examination (e.g., competency) as well as the ability to actually do it in practice with a real person (e.g., performance). "Evaluation" deals with issues of gauging "fit" between goals and practice. For example, a hospital may want to provide "patient centered care" that enables patients to be active participants in their health. There may be standardized quantitative measures that might be used, such as a survey asking providers their attitudes about patient centered care or asking patients about their opinion of providers' listening abilities. There may also be qualitative techniques, such as participant observation or videorecording of actual provider-patient encounters to investigate specific behaviors that may contribute to patient centeredness. Finally, the evaluators may interview clinic providers, administrators, and hospital director to find out policy-level directives that may lead to a culture of patient centered behavior. "Appraisal" is the term that is a bit more fuzzy for me. Personally, I associate "appraisal" with notions of value. For example, a piece of real estate can be "appraised" for its approximate value on the market. However, appraisal can also refer to other things as well, such as factors that drive decisions about something. I hope that's helpful. thanks Chirs! Your answer does make sense. I especially like the emphasis on "goals and practice" in describing evaluation. Sometimes assessment and evaluation is used in the same way. Quality assurance systems are sometimes assessed by assessors or evaluated by valuers. I agree that appraisal, although little bit fuzzy, looks more separate term and is frequently related to real estate for example. However, in UK they have a procedure that is called "sustainability appraisal" which does not have much implications in monetary value but of impact. The substance of this procedure is rather assessment in a way you described. I'm not sure whether it is called appraisal because of the need of distinction or some another reason. Maybe someone knows?
In Medical Education context, Students are assessed, Faculty (Teachers and clinicians) is appraised and Programs are evaluated.

Assessment means to find the feasibility of event/project/activity. feasibility tells us that activity would be undertaken or not,
Appraisal is the analysis of vary aspect of project/report and verify the object with result.
Evaluation is after activity/event the calculation/measurement of activity is called evaluation.

Assessment is done to see the impact of a programme/scheme/inputs which is on-going or completed. After completion of the assessment study, it is appraised to the concerned authority.
Students aptitude, attitude, intelligence and such other personality variables may be assessed using variety of tools and the results may be appraised to the testees/examinees and other concerned persons/stakeholders.
