I've now been following to the end of my theoretical part of the MBA program and in 2 months need to be ready to present the name of the project I want to work on during the next 4 months.
As I changed my job 6 months ago all my knowledge gained was with a focus on a previous company however moving forward I was thinking to focus on analysing the investment request in the real estate department of IKEA and the complex global procedure that sometimes doesn't match the Italian legislation and regulations, from time and cost perspective.
Do you think it's a relevant topic and isn't it too small for master thesis?

The issue of analyzes of investment projects as part of business ventures conducted in the real estate sector is an interesting and important field of research. As part of this problem, you can formulate good research topics for a master's thesis. In my opinion, an interesting research topic may include an analysis of the correlation of the use of more or less pro-environmental construction technologies, eco-technologies and eco-energy innovations and environmental construction engineering, building energy-efficient and / or zero-energy buildings, powered by renewable energy sources, etc., and the change in the costs of the entire investment implementation process construction.

It is a good topic for thesis, if you look at the regulatory framework for the investment not just domestic but also global. You may also try and do a comparative analysis with another similar case.
