How to fix: QSAR model doesn't show good result when evaluate with external set?

- My QSAR model has correlation coefficient r2 = 0,90 and RMSE = 0,30 (training set: 102 entries), - I did cross validation (Leave-One-Out) and it's also good result: xr2 = 0,86 and xRMSE = 0,36....
