I want to focus on this area for my research.
The research question I am asking for my post grad is does faciltiy management add value?
My backround is construction management. Considering that only 20% of the lifecyle cost are typically made of construction and the balance 80% actual operation costs, I want to firstly research the level of input of facility management in the construction phase.
One of the hows in my opinion is to incorporate the idea or the concept of management /sustainable based design at the initiation stage of the project, the design of a project should consider management possibilities and solution while designing and incorporate the elements this in the project.

Yes, Vincent, there has been some work on aspects which add value in the facility in each phase of the facility. From inception, design, construction, operation and maintenance. However, these ideas have not been developed further to quantify or even model their contribution to the value of the facility/project.
The inception stage, for example, should allow for flexibility and adaptability in order to allow for the dynamics of the facility standards. The design and specification should be conscious of the access for maintenance, good indoor air quality, operation costs, and design details should meet the construct-ability criteria. The operation should be conscious of the cost of abuse and negligence. Maintenance should be adequately done to reduce the consequences of inadequate maintenance.
So generally the optimal use of knowledge and experience of operation and maintenance experts in the design and construction stages add value to the facility.
I am therefore in support of your research question, which I guess, will eventually lead to even modeling the value added by the consideration of facility management in project design and construction.

if i were you, i would try to look at the problem from the oppsite direction "practical prespective". get some case studies, where pepole struggle with managing the facility of some building projects. you will definitely find alot of the requirements that we should have defined and integrated at the early stage.

Yes; facility management does add value to the project. You have rightly stated that operation cost of any facility is more than the construction cost, application of facility management from the planning stage of project, will help to reduce cost of operation and also can help in designing and executing maintenance plan in appropriate way. The subject is vast and team work is necessary for the application.
