I attached two picture of tubesheets of shell and tube condenser in which unperforated region are used in the middle of perforated region. I would be grateful if you can help me with the following questions.
What is the reason of leaving some area on the tubesheet unperforated?
Does it affect the condensation or heat transfer process?
Is there any reason for using special pattern for these regions?

Typically, these are lanes primarily designed for efficient vapor distribution (with minimal pressure loss) and secondly for guiding inert gases to vent positions.
Once the heat transfer area is decided and as a consequence the number of tubes, the designers distribute the tubes inside the shell but they consider how can removed more efficiently the condensates from the tube bundle. the conndensate flow is higher in the center line because the tube number is higher than in the periphery
