Air-borne diseases cause the major lungs related problems. To ensure high lung efficiency we need to take care of infectious air-borne microbial populations in control condition.
I don't think this question is as easy to answer at it seems at first sight, as the mode of spread of some diseases (cholera, typhoid, etc) is still not settled. Spread via the air, downward from the atmosphere or upward from the ground, is probably much commoner than currently suspected.
Not quite sure, how to understand the question. If you mean “air conditioned” (that’s at least what I understand out of ‘controlled condition’), than I would say Legionella, which is quite commonly spread by air condition, and perhaps M. tuberculosis in closed settings like air condition in aircrafts. In hospital settings, there are lot of bugs around which are able to cause ventilator associated pneumonia (VAP), Pseudomonas aeruginosa, Acinetobacter baumannii, Staph. aureus, to name a few.
