Hi, I am currently doing a research on using the functionalities of GIS in deriving objective property values. I would love some suggestion of materials within this aspect!
if you assume that you have numerical data showing the values of property values, spatial property boundaries, and biophysical (such as elevation, etc.) and infrastructural (such as road closeness) boundaries, you can list the operations you need to do.
* statistical data showing the property values for the attribute table of the spatial property boundaries data, the processing of the data related to the biophysical and infrastructure status.
* After this step, analyze your objective using a statistical method such as appropriate Geo statistical methods or multinomial logistic regression
I have worked on a paper "Estimation of property values using geostatistical analysis." This assumes that a shapefile is available with property values as an attribute. The paper deals with aerial interpolation to estimate missign property values. This may not be exactly what you are looking for.
I would suggest that you consult the work of a colleague of mine, François Des Rosiers, professor in Urban & Real Estate Economics (Laval University, Québec, Canada). You will find some of his works on Google Scholar (mainly in collaboration with Marius Thériault, a GIS specialist).
