I'm still working on this issue alone. I focused on the analysis of the deployment of railway stations on Polish territory. The results of previous studies can be seen at ArcGIS Online.

Maybe the following document or at least links to its authors might be of interest for you: Holländer et al published on "Sustainable Regional Land Resources Management" There report (in German) provides a comparison of settlement developments in consideration of brownfields owned by German Railways Group (DB AG) and greenfield evelopments. The research has been carried out in the model regions Leipzig-Halle and Karlsruhe. Facing different economic constraints, the range of unused property sites varies in both regions. The analysis is based on the characterisation of the regions in regard to the economic, municipal and population development. The settlement developments have been analysed taking into account the economic perspective of the stakeholders land owner, investor and municipal authority. Additionally, the funding instruments have been examined with regard to their steering effects. Furthermore, the summarised overall economic effects have been analysed. The environmental impacts of the settlement development have been demonstrated combining the effects to the location as well as the traffic impacts. Finally, the effects of settlement developments to all society have been evaluated applying the eco-efficiency method.
