I would like to know what aspects of productivity BIM could promote in different phases of a construction project.
In the design phase BIM reduce the number of errors resulting from traditional design documentation (clash detection) thereby avoiding many errors on the construction site.
By creating a BIM model, containing all the information about the building we receive one common database used as the basis of knowledge of the building and the construction works. This can greatly improve the accuracy and quickness of cost estimations, Of course 3D model can improve greatly a productivity of quantity takeoff by automatization of quantity calculation.
An additional advantage of working with the model using BIM is the preparation and updating of all documents in the form called “the active document” (in an editable digital version), which enables quick creation of current reports required in the planning and implementation phase of the investment and allows updating the documents relating to the current status of the project, etc.

Maybe it has been cleared already. Knowledge is one major benefit for FM using BIM. But information means also relationship. I.e. if a piece of eletronic equipment is defect, an engineer can query which tools are needed, he/she can query which addional parts of equipment are involved and in which rooms/floors or zone these things are located. So he / she can determine which shortest way to take. When combining 3D models with knowledge, an augmented reality techniques can help to guide the engineer to repair the equipment using some mobile device (i.e. pad). There are a lot of case studies as mentioned before. Actually most of the models are not ready to be used in FM, since it is more a view on how a building operates than how it has been constructed.
Building Information Modeling (BIM) is the process of constructing a 3D digital model in conjunction with, or before embarking on a real-world construction project. BIM means building twice; first on the computer and then in the field. BIM has many applications in the construction industry but its primary uses are as a means of visualization and a tool for trade coordination.
