Concerning the first three terms, I would advise to explore the medical sociology, using the search words capital, social capital and Bourdieu (to start with). Medical sociologists should be cherished for reflecting on the schemes and strategies people use in interpreting their own lives and their own bodily perception. This deals also with tacitness, tacit suppositions and tacit norms. Theoretically this was elaborated by a lot of sociologists (Bourdieu, Certeau, Lefèbvre, Goffman, Cicourel, ...), and also by the scholars deepening the literature on ideology. But I'm afraid that I do not grasp what you're after specifically. The formulation of your question suggests that you are looking also for agency within planning and urban renewal - and this in fact is an even broader and almost unlimited field... Maybe you can narrow down your question or specify it in another way ?

Perhaps, you should take a look at the literature and debates following the work of Jane Jacobs (1961) and Edward Glaeser (2011). You will find an interesting contrast and complementarity between the two perspectives, which will help you narrowing your research question.
