Real estate investment is evolving and there are new trends by investors to accommodate more than one tenant in their building. Example is residential and commercial occupancy in the same building. Is it proper to use the conventional method of calculating service charge for the different tenants. Commercial tenant will put more strain on facilities servicing the building during the day, while residential tenant strain will be at night but may and may not be of the same magnitude. Should the service charge be shared equally or are there new ways to compute the service charge for the different tenants within the same property? What are your perception to hybrid method of computing such service charge
