Physical Chemistry for the Life Sciences, 2nd Edition by Peter Atkins and Julio de Paula. Another good one is: Introduction to Molecular Thermodynamics (2008)
by Robert M. Hanson and Susan Green. Both books are great
Also u can prefer Lehninger (Principles of Biochemistry) 5th edition
