I am aware of COBie for the exchange of information at the handover stage of a building and know that you can get at least a part of that information from BIM authoring software (e.g. with the ArchiCAD COBie translator for IFC export).
My question is: which type of information is the most useful to collect directly in the model instead of mapping it externally?
I am a strong believer in keeping BIM models lean and clean and devoid of any information that is redundant. E.g. room size and volume is directly related to the model (Zone/Room/Space depending on the software you use), but area requirements or manufacturing specs seem to belong to the requirement system and not directly from the model.
I've read about pumping all kinds in the model for handover, which I see as a useless effort and lowering the chances of successful interoperability.
No there is not;
just as there is no agreed upon set of Information for BIM,
and just as there is no agreed upon Content and structure of the term "BIM".
"BIM", the Abbreviation of "Building Information Modeling", was a MARKETING LABEL invented by AutoDesk, the world market leader in CAD, in the beginning of this century when they felt threatened by technologically more advanced competitors such as Bentley, Nemetschek or Graphisoft.
That marketing maneuver was brilliantly executed, just as the product strategy follwing it was brilliantly executed, with leaving the market-leading drawing product AutoCAD in place and acquiring Revit with ist object-based product of the same name. Both products have run side by side. Now that the "BIM" buzzword is creating enough market attention, AutoDesks puts its Revit product in the front and center of its shopwindow. From a corporate strategy Point of view this was an outstanding Business Performance.
What remains is that BIM is foremost a Marketing buzzword and, at best, a concept which still Needs a lot of standardization work to become a workable reality.
Quite a harsh answer. BIM might be a marketing label, but at least it has become a term that different people, parties, organisations have started to utilise.
I started with BIM a long time before it was called like that. And even though it started as a smarter way of CAD for buildings, it has become much more than that.
For me, BIM is not an objective, but a means to an end: better processes, better workflows, better communication, aided by 3D modelling & visualisation (my initial interest).
But since BIM has become a part of the construction processes (well, in many high-profile projects and in some countries even as part of government pressure), we might as well try to get the effort of model creation organised and with benefits for all involved parties.
So that is why I'm looking at which parts of a model (created in ArchiCAD/Revit/Bentley/...) are needed for handover and which aspects are best left out of the model.
Very rough, very simple:
All information objects describing the planning and construction PROCESS are superfluous and should not be handed over at all.
All information objects needed for guarantee, liability and Claim purposes should be attributed for/to a separate Information set.
All Information objects embodying either a monetizable value or requiring (potential) value consumption MUST be attributed/put into the Facility Usage Set. This set must be structured to conform foremost with the IFCs and further with ITOCC and IFRS (including Leasing Standards). All other Standards, such as COBIE, are at risk to be superseded, so I would invest in graphical representation as little as possible at this time (sticking to IFCs)
