This is a very important question...ask the people who live in communities what they want. As our society ages, they want and need reduced isolation, transportation, access to local and affordable health facilities (community clinics) and more. START with the customer then cull the common themes and build policy. Build a better society, not housing!

Housing and social policy be promoted on a large scale in order to improve housing and living conditions ?

this question is judicious for most of the low and middle income countries suffer from abridging the barriers for resolving housing problems with consistent income sources of the residents in a sustainable way.

the problem is in gauging whether the housing policy systematically out performing along with sect oral economic policies/development policies.

for instance most of the social housing under construction disregard business opportunities that may emerge with the human wants, demands and also imaginations/ psychological desires. So, the financial shortfalls are nothing but out comes of gap between governments intentions and existing social relations/

level of offerings from "soft power".

My sense is that federal subsidies to reduce interests rates from private lenders is a key component. Rather than government lending public dollars to private developrs, government pays down the interest rate, thus reducing costs to developers. Additionally, government guarantees through mortgage insurance to indemnify private borrowers (ie guarantee that the borrower will pay back the loan in full or government will do so). These measures have worked effectively for moderate- to middle-income housing development. For low-income housing, I see no alternative to federal public housing.

Since our demographics are dramatically shifting and will for the next 4 decades, building communities to address and aging baby boomer population is essential. Dream of clusters of housing, ease of access to wellness and medical facilities/services, public transportation, highly digital-connected, inclusive and adapted for the emerging physical and/or mental capabilities.

Accessibility is key to any housing policy. Thus, i think its high time government shift from the politics of lending to developers (who in most cases are allies of government 'handlers') to individuals who truly needs the s.cheme.

More so, 'standard's should be a priority because many lives are gone in the name of mass housing. What is worth doing at all is worth doing well

Dear Colleagues and Friends from RG, For many years, the opinion that social and economic policy as well as public policy should be aimed at building a prosperous economy should be dominant. Public policy, including social policy, should ultimately aim to meet the needs of citizens. In countries where a prosocial democratic system works efficiently and thus the participation of citizens in shaping public policy enables the design and implementation of such public policy as citizens and voters expect.

However, not always planned as a pro-social public policy is properly conducted by the government. This can happen in the situation of the emergence of a significant global recession, i.e. a strong slowdown in the economic growth of the global economy, which has a significant negative impact on economic processes in a given country. However, the extent to which economic growth will slow down in a given country depends on many national factors, such as the level of public debt of state finances and the deficit in the central budget of the state.

In addition, the level of domestic productivity, investment, unemployment, citizens' income, consumption, inflation, interest rates, etc., which directly and indirectly determine the financial, material, housing etc. of the citizen, is also important. The state, having the instruments of pro-development economic policy, tries to activate economic processes, activate entrepreneurship, innovation, investments, etc. so that the economy develops effectively and citizens receive high remuneration, to improve the material and financial situation of citizens, etc. citizens expect this and in a country with a democratic system they choose a government that implements just such a plan to shape pro-development socio-economic policy to build a state of economic and social well-being. In a state of economic and social well-being, citizens should feel happy.

In my opinion, the national, pro-development housing policy may be an important factor in the anti-crisis, interventionist, Keynesian socio-economic policy. This is particularly important in the context of the economic downturn caused by various factors, including the SARS-CoV-2 (Covid-19) coronavirus pandemic. Housing policy may constitute an important segment of pro-development, anti-crisis socio-economic policy, which may help counteract rising unemployment and a decline in economic growth in the event of an economic crisis. This type of interventionist solution could be used, inter alia, in during the economic crisis and recession triggered in 2020 by the SARS-CoV-2 (Covid-19) coronavirus pandemic. However, in the situation of low interest rates and the implementation of large economic projects in the construction sector co-financed from the public finance system, it is important that the improvement in the construction industry does not lead to a speculative increase in real estate prices. An important issue is to control the scale of crediting new construction investments. This control should be carried out, inter alia, by the central bank and commercial banks and banking supervision institutions that grant economic, housing and mortgage loans. This control should also include the analysis of the level of systemic credit risk in order to avoid a potential deterioration in the quality of the mortgage loan portfolio and the emergence of a financial crisis in a situation where, after a recovery in other sectors of the economy, interest rates would be raised significantly and commercial banks would increase potential borrowers, which would lead to a rapid reduction in the scale of loans granted.
