I need to know the land size taken by different accommodation types based on the number of their rooms. For instance, a hotel size with 200 rooms is about 100 feet squares.

You need to consider land size as a dependent variable. On the other hand, number of rooms and type of the accommodation facility should be considered as independent variables.
When discussing type of accommodation as a variable you need to follow the idea of binary variables. When introducing three types of accommodation facilities (A, B, and C), two binary variables will be included (A, and B). When the facility is not classified as A or B, it will be classified as C (A=0, B=0). Hence, there is no sense to introduce variable representing type C.
Moreover, you might also consider star rank as a control variable. Thus, the equation which coefficients need to be estimated is following: Land Size = b1 * No of Rooms + b2 * Type A + b3 * Type B + b4 * No of stars. You can start with OLS regression and then decide about other methods.
